Replacement becomes the better economic choice when the roof is near the end of its service life, when damage crosses multiple slopes, or when you are repairing the same roof for the second or third time.

The practical test is age plus extent. An asphalt shingle roof in Minnesota typically gives 20 to 25 years. If yours is past 15 and a storm has opened up more than one area, patching usually buys a season or two and then you pay for the tear-off anyway. Roof size is only the starting point. The figures that move a roofing price are pitch, how many layers have to come off, the condition of the decking underneath, the number of valleys and penetrations, and whether ventilation needs correcting while the roof is open. A steep, cut-up roof takes far longer to strip and detail than a simple gable of the same square footage.

Be wary of a quote given without an inspection. A price-per-square figure quoted over the phone cannot know how many layers are up there or whether the decking is sound, which means it will change once the crew arrives. We inspect first and put the assumptions in writing, so the number you get is the number you pay unless we find something and tell you about it.

Compare what is in them, not just the total. A real estimate states the shingle line and warranty, the underlayment, how much ice-and-water shield goes at the eaves and valleys, the ventilation work, how decking repair is priced if it is needed, and who carries the workmanship warranty.

Two quotes that look far apart are often quoting different jobs. The cheaper one may be using a lower-grade shingle, the code-minimum strip of ice-and-water rather than full coverage where it matters, or no allowance for decking at all — which arrives later as a change order.

A roof in Minnesota fails from underneath as often as from above. Without adequate intake at the soffit and exhaust at the ridge, heat and moisture build under the deck, cook the shingles from the back, and in winter warm the deck enough to melt snow that refreezes at the eaves as ice dams.
