  • 3-tab asphalt: 15–20 years. Thin and wind-sensitive; rarely installed on replacements now.

  • Low-slope membrane (EPDM/TPO): 20–30 years on porches and additions.

What shortens a roof's life here

The Twin Cities climate is hard on roofing. Summer roof-surface temperatures climb well past 140°F under 80s°F air, then January highs sit near 10°F with sub-zero nights. Spring and fall cross 32°F over and over, flexing every shingle. Add hail season from May to August and ice dams from December to March, and a roof does a lot of work.

Attic ventilation: the factor people ignore

Ice dams and freeze-thaw

Water that backs up under shingles from an ice dam, then freezes, lifts and cracks them. A roof that fights ice dams every winter won't reach its rated lifespan.

Installation quality

Correct nailing, proper underlayment, ice-and-water shield along the eaves and valleys, and good flashing details are the difference between a roof that lasts 28 years and one that fails at 15.
